What is a HUD Home?

A HUD home is a 1-to-4 unit residential property acquired by the U.S. Department of Housing and Urban Development (HUD) as a result of a foreclosure action on an FHA-insured mortgage. HUD becomes the property owner and offers it for sale to recover the loss on the foreclosure claim.

Why buy a HUD Home?

HUD reserves the first 30 days for owner occupant buyers only.  This exclusivity provides owner occupant homebuyers competitive advantage over investors to purchase the home of their choice.  Only owner occupant homebuyer can purchase the home during this exclusive 30-day period.

If a home needs repairs and upgrade, HUD homes qualify for the FHA 203(k) renovation mortgage program that provides a homeowner with the necessary funds to correct any deficiency in the home - new roof, electrical rewiring, copper plumbing,... as well as improvement such as kitchen, bath, and window upgrades including solar installation.  All are included in the same purchase mortgage loan.  This program is available for condominium, single family homes, and 1-4 unit apartments and mixed used properties when the owner is living in one of the units.
